Howdy Ya'll. Bit of a long-question, but I'm feeling overwhelmed. I'ma long-time HomeAssistant fan, and have been using a variety of devices with it over the years (Insteon/Phillips/Ikea/Tuya/DIY), but my system is getting increasingly fragile / Sluggish. I'm moving into a new home soon and am thinking of replacing most of my smart devices and would love some input on what you all love. The things I know I want are:
- Light Controls (Switch Replacements and Bulbs)
- Video Doorbell
- Outlet Switches
- Thermostat
I'm hoping to get away from such a hodge-podge of services and find something that works well with or without HomeAssistant if I need. Z-Wave and Zigbee seems the most common, but I'm just hoping for some ideas.
I'm no stranger to making embedded devices, programming, running complex systems, but I just want reliability so my partner doesn't get upset at me when it breaks 😆

personally i would use zwave plus s2 dimmer switches (can always upgrade bulbs to smart and turn on smart bulb mode to switches later), unifi doorbell (or pro if you want beta hardware), ecobee thermostat (or nest if you are a heathen who likes google)
I'm actually running HA on a spare desktop. Love my Pi's but they're underpowered for what I'm doing most of the time.

well unresponsive can come from lot of places, CPU\memory exhaustion, network issues, IO contention \ lockups

I do monitor it with byobu-screen, and it wasnt hot, or high cpu etc when it stopped giving stats. I will wait for an hour and see what - if anything - I get. If it hasnt come back by then its the big fix it button on the wall lol

yes - you can install tmux or screen on their own, but if you install byobu you automatically get tmux and you need to add screen to your install list manually

So I have used HA for a week now.. so far I use all the Integrations I already had over Wifi.... but now I'm starting to want to add more sensors etc.. like more temp sensors in the house. Then I guess 433MHz it the way to go? But how do I now proceed to read 433MHz products to my HA? Guess I need some 433MHz antenna added to my hardware?

Speaking from a Zigbee perspective, Telldus doesn't seem to be supported by our favorite Zigbee integrations, Zigbee2MQTT and ZHA.
Also 433Mhz hasn't got it's own channel here as #zigbee-archived and #zwave-archived , which is suggestive of the level of support you can expect for a large 433Mhz sensor fleet :S

Well z/bee/wave all have mesh components, so that adds some range
but in terms of raw range from the stick/hub then theoretically 433Mhz has longer range
cause that's how radio frequencies work
433Mhz is great as long as all your stuff falls under then same freq
433 is an old standard and unless you have those devices already I wouldn't recommend them. Zigbee is the go-to these days, but for other options you should ask in #hardware-archived

neutral wires been around since the early 80's probably even a little before. however with that said every part of the US is diffrent in how quickly homes were either updated or used what practices
other countries have had neutrals for years - itsonly murica that is behind 😉

odds are a home built in the 90's will have a neautral wire but that is not a 100%
buy one of those plug testers and plug it into an outlet, that will tell you the quickest if it's an option
well the outlets i am not worried about, those will have a neutral for sure since they are 120v
its the light switches i suspect dont have them
well generally if one part of a home has neutral, then all the wire ran within it will be the same..
unless it was a rehab
but in the USA before i think fairly recently, they just ran a switched hot to the switch boxes to save money and because they never thought it would be needed in the box

most homes built around the early 80's and current use the newer code standards
and code required a neutral
