Managing your sanity is one of the biggest ones - try and stay in the light where you can. The ghost room's light should be off as much as possible so the ghost is more active. Remember that the ghost can roam occasionally so don't be surprised if you hear interactions in other areas close by

And also in another game, my friend told me that they didn't see an Obake shapeshift once for the three hunts they watched it as a ghost.
