you just have to be patient, the favorite room will always be colder than the rest of the rooms

every ghost has a favorite room. starting from professional, the ghosts can change the rooms (excluding goryo and banshee), but the ghosts roam sometimes and walk around, which can result in them walking out of the room

They are fantastically easy to escape, I don't think people hate them at all.
They can be borderline unsurvivable if they hunt in a place where there's no escape but this requires you to be in a really bad spot on a particular map with less than 40% sanity and with no smudge.
