I can tell from experience that this is very random. You can have the same ghost type multiple times, and each time you can have them behave slightly or even very different. (In terms of how aggressive they hunt, amount of ghost events and interactions).

Funny enough doing 50 point hope runs the ghost was in the front hallway like 20 times. The 2nd most common spot was the first storage room with the bloody handprints followed by first floor living room, kitchen and boy bedroom. Only had the Bathrooms and the parent bedroom once. The light room twice.
