about demand, Im not sure if I am playing the game right because if I understand correctly, zone construction always maintains the highest level based on low or education in the area. because of this, the problem is that Ill have TTT urban zones while T and TT demand often goes up yet will never be fulfilled since TTT buildings will never deconstruct in order to construct a new T or TT. some solutions I can think is preventing low or high education in areas, I could also switch to regular zones instead of urban

Since version 1.8.45, there's an online mode in TheoTown. You can access it by tapping a button 'Online Regions'. There you can play on free regions, or access the locked ones with a password. Decrease the number of intersections and widen the main roads to increase flow.

Build overpass or expressways above the city to divert traffics faster.

Traffic problems are one-by-another, you can’t stop/control one’s traffic while the other is operational. So take your time and some brain.
