I am guessing the selling agent is bluffing, but was interested in using that 2k for the home cost (90k becomes $92k USD). That alone tells me that we have the better offer, or I'm just imagining things.

Hmm, well laws differ pretty significantly all over the place, but I seriously doubt that they'll give you the proof of another offer. If they have it, they don't really have any reason to bargain with you. But if they're bargaining it feels like it's more likely that they don't have it locked in at the very least.

I got an update. Their selling agent wants me to pay for their closing costs, their HOA fees/title fees, or raise it to $91k. Sounds like im the only buyer. My agent offered i pay $600 out of $800 of the HOA fee, but not their closing costs.

HOA fees are normal, as they are usually for the upcoming years, but closing costs is really something you pay if there are other bidders. If not, they're just being greedy.

My agent explained these HOA fees are a one time payment of $800. Its something else besides the monthly HOA payments.

It's a transfer fee for paperwork and we paid ours when we bought our house. It's common. It's the closing costs I would be wary on since there are no other bidders.

Ours was only like 650, but we had no problem paying it as the stuff was moving to our names anyways.

So how did the house buying go? Is everything going to be ready for you to move in at the start of the year or even the end of this month?

Closing date may be around Jan 5, 2024. The inspection found many minor things, like loose shower head, little insulation, cracked window, loose balcony railing, and a few outlet concerns missing the reset button. The electric stove has 1 burner on the surface not working, but it doesn't matter, because 3 others work.

Yeah, a lot of places try to undercut, there's a reason some jobs are taking a while to fill. With cybersecurity jobs, you should look into a government job (if you're in the US don't know about other countries) and they're paying pretty well

7+ years is the normal credit time limit. Anything you do bad for your credit stays with collections and on your credit report for 7 years, but once 7 years is up, it disappears off it. For bankruptcies, it lasts 7 to 10 years. After that your credit will start recovering.

Don't do that. They're obviously a smaller company (hence how few reviews there are) but they haven't done anything fraudulent. Just talk with them and tell them your concerns, then see about finding a little more secure of an option than a word document for payment, and go forward. You're close to the finish line and while it's not what you'd get at a big company, you don't want to lose the house when they could be fully legitimate.

IDK, in my personal everyday use case I haven't noticed anything prohibitive or annoying aside from not being able to move the task bar. I'm one of those deviants who wants my task bar on the right edge of the screen so it doesn't block the bottom and I can't so the only compromise option is to make it auto hide

Other than that like, I enjoy being able to do a cropped screen grab natively without any additional programs and everything else is just windows 🤷‍♂️

I only paid for the inspection so far. Since i have not paid the down payment or appraisal, its still not that much of a loss. I also have electricity going into the place since jan 3, but its empty. Light bars are normally ment for outside the case. If you're looking for Inside I would recommend Light strips.

Airgoo has a decent diffused LED strip. If you want to go the budget route. It already has intergration with Gigabyte and Asus Aura

I have a mini PC and the Bluetooth chip interferes with WiFi while in use because they both operate at 2.4ghz, so since it's a mini, dongle was my only option. I got a $50 realtek dongle and I have yet to notice any hiccups or slowdown
