Tony hawk wasn't made to be the most realistic game ever, it was meant to take skating and broaden its appeal while also appealing to skaters
Skate is a little more niche but more enjoyable to people who enjoy skate culture/skating

Need for speed captures high speed action while maintaining easy control and manageable difficulty, while gran turismo is more simulation and about pushing every second out of yourself

I think it's the fact that, Skate 3 is in a city that is completely Skate friendly, civilians cheer you on as you do tricks, no security stops you, infact they even skate with skaters, also the fact that canonically items just drop out of the sky that are perfectly skateable
