it kinda makes lore/theme wise. when you do the one quest for therapist to transit from streets to labs she mentions in the completion follow up dialogue that some of the paths are unusable or close to it. So the factory exfil can be a one way thing that probably collapses behind you or is just too dangerous to go back and forth from.

also lets face it coming out of labs and into factory which is tagilla's gang domain is probably a bad idea too

at least with streets you lore wise have a better chance of getting in and out of the lab if you know where the entrance and exit is.
