It happens before Hello Neighbor, actually. The Guest is in the second book, but only in Nicky's nightmare.

He never sees whatever it was chasing him, but it is heavily implied it was the Guest.

#

There's not any other logical option to what the monster could've been, so the Guest most likely appeared before even the first game in the second book.
