other than rolling for a deogen, just set your motion sensor at the door with the emf first, this will allow you to check for phantom, banshee and wraith, for phantom you have to set the motion sensors one by one from inside to the door out, banshee and wraith will give you emf2 wraith will trigger just the last motion sensor then bring all the items inside, use your parabolic to listen to the steps of the ghost to know first where he is coming from which will help you narrow the room down then try to identify it through footstep noises, the cheat sheet has a feature that allows you to hear what each ghost footsteps would sound like, even if you don't identify it you'll for sure rule out at least a quarter of the ghosts, find the ghost room, have a cruci + incense on you at all times, get the objective (reroll until you get easy objectives too btw) and then get out safely after finding the bone which should be in the first hallway after the reception on the left

Either it's server related issue, or it's that the trackers are 1 game behind you. Leave the lobby and rejoin and you should see correct trackers, unless, as I said earlier, it's a server related issue.

I did it by timing the hunt. I counted down to about 8s left in the hunt, then starte keying my mic to get the ghost to come to me. Pic, incense. run like a turtle
