As far as I know it has a 2 minute aggressive and passive state. Hunts at 60% when it's aggressive and 10% when it's passive

Check temps. If dining is 2° and kitchen is 15°, I promise the ghost's room is dining. However, ghosts will interact with items just outside their room (AoE). It wouldn't matter is a bar sat between the two rooms, the ghost will still interact with items in the other room regularly, also roaming.

It's been well known for a long time that that area causes odd behaviour. Ghosts tend to wander more, which in turn also messes with things like temps. Orbs can be harder to place and even things like shades tend to be harder to tell there for people because of the boundary issues

We've known that area, honestly very much like the front area of ridgeview, needs clearer boundaries to stop some of that funky behaviour. I think making the kitchen still open but with a clearer disconnect will help

Any amount of talking can get a ghost to respond, the spirit box has a sort of failsafe where if left on for a certain amount of time it will self trigger and maybe give a response
