Like bleasdale "Attic Space", there's a lantern up there that covers a corner of the room and thats a Main Light
The entrance on maple has THREE !!! and its the actual light switch (that already lights the room up enough) + the 2 lanterns on the tables

I don't like the whole multiple lightswitch setup in regards to sanity drain, but I strongly suspect it's purely for performance reasons

Then that's your rng. Any ghosts you get are random, the game basically puts all of the ghosts on a wheel and spins it. No ghost has a higher % of being chosen

getting a demon is a 1 in 24 chance. so is getting a polter

Anecdotally, my most seen ghost is going to be different than anyone else's. We cannot accurately determine what it is, however I've seen little reason to suspect the rng is weighted towards or against any ghost

It's like flipping a coin. Probability says you should get heads 50% of the time and tails 50% of the time. However, in the law of large numbers you would need a lot of trials for that to be true. Same with the 1/24 probability for the ghosts. It would take hundreds of trials (if not thousands) to get close to 1/24. Mathematically it makes sense that it's not a perfect 1/24 in 24 games.

do you use Nvidia at all? There's an Nvidia setting that "optimizes" the game but it resets all your stuff. You can turn it off.

Did it show the ability used in the stats? A lot of people think running 0 sanity and getting killed by an insta-hunt gives them the achievement.

What I do, is after turning the power on I usually wait a little bit by finding the bone and cursed item and then look for either cold breath or use the thermo to find the temps

Thermo, EMF, video cam, and your ears. I like to make 2 trips from the van to haul stuff to the door, and open the door on my first trip to allow the ghost to start cooling its room

Smudge it and if it hunts in under 3 minutes it's not a spirit. The only way to know for sure is to smudge it around 2:45 again and if hunts before a minute it's a spirit

Disappeared from what in front of you? That's just ghosts blinking. when you take a picture of any ghost when they're hunting they don't disappear because of the photo, even the phantom. Only in an event for the phantom.
The photo will say ghost and have no distortion for phantom.
If it was not in the photo it's just the very last frame of the blink.

You may want to pop back down to Professional and keep playing it until you're familiar with ghost traits, hiding spots/surviving hunts, etc. If you're dying constantly during hunts, you may not be ready for higher difficulties

With Professional, you can figure out the ghost type, and then watch it for its abilities and hunt behaviors so you become more familar with them, so when you up the difficulty, you know what it looks like to figure out the ghost 🙂

Just have to be close enough to the ghost. It can take a few tries sometimes, assuming it's supposed to give you that piece of evidence, of course.

If the ghost is in range, has spirit box, and the spirit box registered that it heard your question, it should be right after you answer the question. The ghost wanders though so you may want to try it during an event or right after an interaction with an item to get a better idea of where it's at.

Nah, that would neutralize ghosts hunting on top of you, that keeps it interesting.

Light doesn't seep in from other rooms. Make sure the light switch is off for the room you're trying to use it in. If you're walking between the bedroom and the hallway, make sure the hallway light is also off.
