They get faster the lower the average sanity gets. They'll also put a curse on you when getting a response through the paramic/spirit box, making your sanity drain 1.5x faster. That curse can only be broken by taking pills or leaving the house(leaving will only remove the curse temporarily, once you reenter the building, the curse is present again)
Also they have LoS speedup, making their max speed ~3.71m/s
