You can have it as big as you want, just make sure each building is next to a road, sidewalk, etc, anything peds and cars can be on

If you're wanting maximum efficiency then manual build is your best friend because itll let you decide what you want to have built there

And those same tiles you're worried about would be taken up by this building, all it needs is a road, and whatever else it may be

If you're thinking about residential area I'd say you can stick to manual build for that too, unless you're not a manual builder you could use a street in-between every 2x2

and for commercial same, as for industrial no, itd make hella pollution so you'd have to scatter it out. Manual build in clutch again

Instead it is long and flat so a tugboat can easily maneuver the large ships.
