With zones, you just need to plop it down and buildings get made. Manual building needs you to look at the demand and see what type you need, then pick a building that will fit where you decided to build.

All zones require a road connection and access to utilities to function.

For residential, they like schools, parks and medical coverage. Fire and police coverage benefits all zones.
