Wealthier citizens are better educated citizens

Manual build is for if you don't like what spawns in zones, you'd rather make your city look good or smth

So instead of placing a residential zone, you can place specific residential buildings, control which building goes where instead of letting the game decide for you

In terms of non aesthetic gameplay, zoning is more out of control but also way easier and less time consuming because the game decides for you which building goes where so you don't have to place and replace buildings one at a time, the game does it for you
