yea, if the destination host changes and doesn't have a way to reach your client it doesn't update the until you re-start to force new DNS resolution
Yall android peoples are crazy
It knows exactly which server because it instantly connects when I say so
yea, wireguard doesn'tw ork well if you don't have at last one side on a static IP, or both reachable without any NAT shenanigans to update the mapping
So thats not even reasonable
i find tailscale doesn't have this issue because i always close it when i don't need anything off my services
DNS is a single network roundtrip in latency 🤷
Yea so the wireguard app can just fucking do it on its own like every other wireguard instance
Or vpn for that matter
none of my wireguard instances do that
you're in the wrong hobby to be worked up over small annoyances
yea, i consider it a deficiency in wireguard's model
on desktop I at least know how to update without breaking the routing 🤷
on android I have to allow the leak for a moment
yea, I don't get the daily disconnect anymore
otherwise I'd probably set it up to turn it off/on based on whether I'm on my home wifi^^
Maybe Wirequard would work through a Cloudflare tunnel?
That way the IP wouldn't change for the client. 🤔
Tunnel to the Wireguard server
Its not a reasonable behaviour, every other host has internal dns running until the vpn is running
that'd probably work. I think it just re-negoiates the connection when an unexpected state comes in 🤔
it's been a while since I read details
Android is the only instance where this happens
until
This is shite
Nope
Ios reestablishes commection,
Linux does,
Mac does too,
Windows also
In kernel at least doesn't if the IP changes
it can if the side that change IP can still reach the other endpoint, since that updates the mapping
It doesnt
dunno what you are doing wrong 🤷
Switches to off, stays off
i've never seen it switch off o.0
only ever essentially null-route
Other clients ignore dns fails
Thats what i see
On android 10 and 13
That may help
https://www.reddit.com/r/WireGuard/comments/nkn45n/on_android_finally_you_can_automatically_turn/
So it is a problem exclusive to android 😡🤬
Yall crazy
Long live ios
that post is utterly unrelated to the problem you stated
Which just isn't how any system i have behaves
Theres so many more posts complaining about it turning off on itself 😂
https://github.com/zaneschepke/wgtunnel even whole clients for that problem
luv me walled garden
The original inspiration for this app came from the inconvenience of having to manually turn VPN off and on while on different networks. This app was created to offer a free solution to this problem
hm, the ony posts that show up on DDG are variants of null routing, or solved by setting it to always on so power management doesn't kill it 🤷
Soo, for something entirely different than your issue
I can‘t hear you over my SWAG
The disconnect problem with a permanent VPN connection and enforced tunneled traffic is also present with that WG app. Just tested it
okay let me know when you're done acting like a 14 year old...
iPHone users? 😂
I resemble that remark 😉
some of you act well, others...
The WG app seems to do one handshake and hope for the best afterwards. On a disconnect it doesn't create a new tunnel
should do handshake if it comes back up on the same IP 🤔
But yea, part of the connection establishing is only done once
I love watching people discover Automate and realising how ass-backward Tasker's UI is, and how they could have had nice automation this whole time 😄
There's an alternative for Tasker? Calling what it had a UI is generous
I do this as a hobby in my free time after a long and stressful day at work, which by the way, has nothing to do with art or animations.
It takes 5-7 days to make a 30-sec video. I pay for software, tools, and subscription for various memberships.
All for the reason to create better quality videos and provoke positive reactions, laughter, smile...
thinking out loud about the fact so many SBCs these days have USB-C PD, and the possibility of using a PD-compatible charging station as a PDU in a miniature server rack
that sounds like a waste of money
a waste of money, maybe, but i wonder if it doesn't win on power density
lol what? sbc's require very little power as it is. plus just how many you planning to have?
could be a bunch, maybe if i wanted to do baby's first clustering
and using a charging station is more about having a bunch of PD-enabled charging ports running off one wall jack
well if you are planning to put together a cluster, pi's are about the cheapest you are going to find and you would just use poe to power them
mmhm
my mind is on the zimablade for the extra per-unit horsepower and the native SATA (though cost to power ratio might favor getting more pi5s for the same investment)
those are a very mixed bag of things
personally i wouldnt go for those, uses outdated memory, cpu selection is luck based and it being passively cooled
also the primary storage being emmc is very limiting
mmhm
i mean i don't care about the limiting factors, they're not gonna hold me back for what i'm doing with my setup
its simply not a great value they offer
what? the zima?
yes
it's under 100 bucks and is able to power up to 4 sata drives with a pcie slot.. how is that not a great value?
is it a great value for like a frigate machine.. ehh.. I was able to get mine to handle 7 cameras but it did get toasty lol
its 80$ before tax without anything rocking a 2016 cpu
the use case determines the value really
id not call that great value if you can get sff used for not a whole lot more
we're talking fanless
it got an advantage on size and energy consumption limited by its output power
generally people who want to go sbc want quiet with features
I think the zima is fine to where it's sitting price wise
id spend the extra for a latepanda
you want it to sit and quietly do a small handful of things and be unobtrusive while it does so
is it powerful? not really as you said.. but again use case determines value
also those dont come with a cpu gamble
its also the sort of thing that if you move onto more powerful hardware costs almost nothing in terms of space for you to just sit on until you have a new mission for it
that just makes it wasted money
outgrowing something doesn't make it wasted
its money you could use buying into something better in the first place in my opinion
I kind of agree with @solar zealot on that. if your end goal is something bigger than don't waste money on a bunch of little sbc's.. they will just end up collecting dust
I have some pi zero's laying around collecting dust and like 2 rpi 3's lol
technology moves too fast and the shelf is kind of a forced direction with these things cause they can't keep up
i'm gonna be upset when the day comes my rpi4 can no longer handle HA lol
or my pi3 in the barn running HA
id benched all my pis already
mine are being used currently till they can no longer but for roles that I would never replace with some 1L or something lol
i have an rpi b+ still playing print server.. things works like ancharm.. same sdcard in it too.. no issues after all these years
i even update it so it card does get written too periodically
good old sd cards, where they actually put quality flash in them and not just a hotglue microsd
print server... i wanna get something containerized on my optiplex to run my printer
I had to have it cause the ancient laser printer it's connected too has nothing but a usb connection lol
serial to usb I whould say
i think the zimablade would have been cooler if they went the nuc 9 pro kit route
the price would have not been as cool
dreams always make the $$ add up
nuc 9 pros went around 200 bucks for a while
barebone?
cause otherwise I would think you were dreaming lol
actually after looking at the 9.. i think you got confused right out of the gate
I wouldn't invest in a nuc anyways
plenty of those n100 for cheaper are perfectly capabable
i checked ebay earlier tonight, 400 for new-in-box sealed
yeah, the ones that you could stick in a PCI-E slot as a co-compute machine with a quick tape job over the contacts and a spare EPS power cable
like they werent bad choices as long as you didnt intend to plug in a gpu
later generations sadly ruined both the price and the efficiency
also they made them look like garbage
thest things were intended for GPU usage actually-
could even throw a couple cards in them
yea on gen 9 you had the issue that there was no space between the air intake and the backside of an installed card
ohhh
later ones leave an empty space and air duct
if you want an external gpu don't go with that form factor period
way cheaper to get a small pc
but like they look terrible, were significantly larger and cost like 1.5k empty
damn 😔
I run an old dell mini tower.. it does not take up much space when you don't need a desk to go with it lol
funny enough you could get those with xeons for whatever reason
you can pick up rack mounted servers with gpu space that are as old as my machine for cheap enough
oh if you want to go fanless, i remember zotac has a zbox line which does that
and if you don't mind amd.. can grab that crap in bulk lol
loved that design, but the new magnus line also is funky
but price wise, welp the times are over to get those cheap
during gpu scalping time you could buy them without gpus for a couple hundred bucks
if all you want is to run a plex server and a few docker containers to play around with. no desire to run cameras or host games etc. the zimaboard will do you just fine at a decent price.
if you want to plan to do more down the road, I would just get something with a n100 cause that could handle all that I listed above with no issues
at a decent price
those are two fanless options
yeah no i have no plans for cameras or game hosting
i might run up a datahoard someday but i'm really not worried about that
i've got time to figure out what i wanna do on that front
this guy reviews a ton of the smaller pc's including those that go for cheap as well as stuff that hasn't come out yet. worth a look just to see whats out there https://www.youtube.com/@ServeTheHomeVideo
The official ServeTheHome.com YouTube channel. From time to time we will have videos that are part of our reviews posted here.
no sbc's tho I don't think
ik STH
its how i came to seek out my optiplex
turbo-hot take but 1L office PCs are basically just business-grade SBCs
I always liked watching this guy for sbc's. https://www.youtube.com/@ExplainingComputers

ExplainingComputers is produced and presented by Christopher Barnatt, who spent 25 years teaching computing and future studies in the University of Nottingham, and who is the author of thirteen books including "Digital Genesis: The Future of Computing, Robots and AI", "3D Printing: Third Edition" an...
but there is no one source that covers sbc's fully.. you gotta bounce around between like gerling or eta prime
looove jeff
i think part of my problem is like. i don't really have the space for full-sized server hardware so i have to do weird things to get certain advantages
hence why i want to mess around with a USB DAS, because ya girl don't got the volume in her server for sticking a bunch of HDDs in it
remove that middle shelf of that thing you linked before and a mini tower can fit in there and do everything in one machine lol
mini tower over a nuc for the drive space, full gpu option etc
one power cord
but it will have a fan
i slapped noctuas in my dell.. rarely do I ever hear it and it's less than 10ft from me
and it runs everything cept HA
lol I had a full rack and everything. Downsized a lot to just a couple of towers, a few rPis and a couple of mini PCs. Just sayin…
someone i used to talk to ran all of their smart home stuff on an entirely separate router from the rest of their homelab, mentioning something about the separation being better for safety or something
I dunno about saftey but I run my HA on an rpi4 and not on my server cause a cheap ups can keep the rpi4 powered during an outage
i saw someone make a pi5 NAS with a built-in UPS recently and that was neat
actually it might have been a pi4? id have to go find it again
I don't share the same fear as these other nerds with using drives via usb but I still wouldn't use mine for a nas
mmhm. those nerds are probably a lot happier now that the pi5 has usable pcie
I can vouch for that and that’s how I run HA (and stuff) here.
i think something that speaks to me is the cool factor of the rack-in-miniature that you really don't get with just making one big box that does everything short of being a router and access point
yet you don't like the multiple plugs with that...
i was sorta thinking out loud about that tho
"why can't everything just be air powered?"
like if someone wanted to do it, it's theoretically possible to do and that's kinda cool to me
using a powerdelivery charging station as a miniature PDU for USB-C powered devices
is it practical? no
is it an interesting idea i'd love to try out sometime? yeah, just to do it
Ya know, that actually is kinda interesting now that I think of it. Or, a fully powered POE->USB-C hub with PD? That would be pretty cool.
right???
Damn you for giving me ideas!!! lol
Wait what?! Seriously???
they are originally designed to keep things like your cable modem and router etc powered during an outage
the problem is that a lot of them won't put out amperages that SBCs like
Wouldn’t a traditional UPS do that though?
so you'd have to kludge something together yourself
traditional requires the whole plug brick that comes wwith the device
Eh, all my Pis are on POE right now.
throw one of these in the bottom of a 10" rack
this is just barrel jacks and usb outputs
Ahhhh true.
as for POE stuff, if i get into it i wanna take it to its logical conclusion, and put as much on POE as the tech will allow
ubiquiti has a neat POE router, or at least they did at one point
All my networking gear is UniFi and a lot of it is POE. All my cameras and my SBCs and APs and such.
back to dream $$
lol yeah, that too.
But, I will say, the UDM Pro with Teleport built in is a life saver.
unifi stuff "looks" cool but I still read the hardware inside is still shiet lol
unifi is the apple of networking lmao
Eh, I’ve never had hardware issues with my UniFi gear.
cause you had to buy one device for each task
For the most part, unless I mess something up in the controller, it’s worked.
like a rpi for every container lol
lmao. Whatever. It’s not THAT bad.
great aesthetics and great in-family features, but it's really expensive and to get the most out of it you have to act like it's the only show in town
id love to get my parents set up on unifi
something that's hard to break but powerful and i can mess with it from wherever
For me, it was the fact that I know UniFi will support my 100+ devices without a hiccup. I tried TP-Link Omada once and the prices were great, but the controller and SaaS were a joke.
a hundred+ devices...
i think. even if i end up building everything i want i'll still have a couple empty ports on a 16-port switch
I have a few empty ports. But I’m also running a couple 10gbe non-managed switches and such.
? like what? what didn't any other brand no handle?
you talking purely from a remote access point?
I tested Omada and whatever Netgear calls their managed stuff. Omada could probably handle the traffic, but their controller was a joke. Netgear was ok, but too corporate for my needs. I did think about Meraki as well, but monthly/yearly licensing? Screw that.
yknow what. i think ive got a solid use for a zimablade, it just takes an add-in NIC: router
set it up and leave it and let it be a low-power router just kinda doing its thing
why do you have over 100 wifi devices? that mostly iot shit?
you probably could have ran cable to every inch of your home for cheaper than the unifi setup lol
@tidal bronze look. I found ice cream you can eat. 🤣
Lights and other IoT stuff. Plus laptops and tablets and other crap. All my other stuff is wired.
aaand that's why i wanna get my dad on a unifi mesh
he's got like four different wall-wart network extenders from four different companies in addition to the router, and it's painful in how janky it is
there's no wiring for ethernet and he's not gonna put the money in for a refit for wires either
he prefers this style of ice cream.. https://craftingafunlife.com/wp-content/uploads/2020/07/00100lrPORTRAIT_00100_BURST20200719131915797_COVER-257E2.jpg
Ew. That’s just gross. 🤢
wifi iot devices do put a burden on your network lol
I think having thier own access point tho may have solved your issue
ikr??? theres no smart home stuff but every TV has a roku and every. single. one of those things has its own gremlins
Progress! Good stuff.
@tidal bronzehere. enjoy a sunday that won't make you fat. https://m.media-amazon.com/images/I/71ff-2z6s0L.jpg

Thank you for watching!
But why?
why save money?
After selling meraki for years, I wholeheartedly agree with this. Screw meraki.
once im fully out of this house i plan to never need more than 25ft of ethernet in a single run
fully decked out cardboard box house?
gentrified trailer tiny home
i hear those go for around a mil in california
Run 100 plus runs? OK Sherlock
land with utilities is more the issue but 😭
you speak as if every square inch of both inside and outside of your home isn't wired for speakers?
oh no no opposite corner of the country. so almost all the expense, but none of the reasons to tough it out
Fl?
oh your in the heat bubble lol
It is but still got around 140 wifi on unifi.
oh yeah don't get me wrong it's gorgeous there's just a criminal lack of things to do most of the year
Especially if you’re in gasp northern Maine
see if you had just layed a cat7 or greater along side all of that speaker wire you could cut down on those wifi devices
oh god yeah
im central maine, but being in an outdoorsy state kinda sucks when you're working with limited mobility
hence me wanting a tiny home so that everything in the house is closeby
Wifi is not as important as audio runs.
and this is why you eat cardboard
wait why do you have audio cables running to every room and every exterior wall anyway
quel raison???
I have a few speakers here and there
for HA music player integration?
What are you using for amps QF?
Hmm no. Split between spotify and Music Assistant.
ic ic
QSC tail end with Yamaha front ends
Sick
oh thats kinda swagful
I’ve got Yamaha powering my theater setup (with KEF speakers); I am looking at WIIM amps (to save on space) for the in home speakers
i guess if i wanted individually-addressable room speakers i might try to find some way to run it over ethernet still
don't get too excited. you know he just listens to yodeling with it
DA conversion with about 18 chromecast audio
like if i hit play on my phone and the home system kicked it over to like a pi that controls the stuff in that room
I am Aventage fan for years
for me, speakers in every room looks like just having bluetooth headphones on my neck gfdshdfg
I do have in every space including bathrooms and every zone individually controlled. Outdoor is the hardest but got that dialed in now
We’re an Apple Music house, so I have airplay 2 stuff whenever possible.
what about under the water in the pool and hot tub?
That’s a actual thing I think haha
Hmmm the sub surface subs takes care of it.
wiring the jacuzzi jets to spray in time with the music
all you hear is thumps? weak
I get in the water to enjoy water not decipher a scale in the dense
no no it's ok. we understand your an audio novice. not everyone can afford the good stuff
But honestly 3ft below subs will change what you think of bass when outdoors
sounds like a poor person's house
too easy.. it has no bodies of water for you to get stumped on
Gotta get ready for HoD.
I can't watch any of that stuff till the woman gets back
or she will have my head
my plex is backing up lol
Oh same boat.
oh yeah there's certain rituals you just can't violate
like watching Your Show together
it's sacred
its how my bf and i watched death note and ouran
at any point i could have just finished both of them on my own, but i didn't, because it's something we were watching together
Yep, good times. We got into it with dexter and GoT.
So sad that Netflix can't produce anything good.
idk i liked altered carbon
netflix does have good stuff but not enough to justify the cost of constant access
every once in awhile they do
Their hit rate is horrible
throwing spaghetti at the wall to see what sticks
Compared to HBO and Apple
lately it seems like they are catering more for over seas than here in the states
I have noticed that
which makes sense
disney+ carries cricket in india, which is an infinitely bigger and thus more lucrative market than USistan
@tidal bronzegive that show called Evil a chance
The new Alba movie, I want my 3 minutes back.
3 body problem wasn't that bad either
3 body was OK
aside from the backstage murder scandal
the woman still watches all these walking dead spin offs.. they been beating that dead horse in my opinion for a long time lol
thats not netflix tho
One would this with their revenue they can do something like GoT or succession.
i don't think HoD is nearly as good as GoT was
Just the cheap CGI and $1.50 flame generators
there is a line that something goes from worth the $ to not
like the lord of rings spin off thing
Netflix used to be great
it tanked
Now it’s super hit or miss
im so wary of game of thrones given how hit or miss each season purportedly is
im also very picky about my fantasy media lmfao
It's by the season
you not seen it all yet?
nope
it's worth the watch for sure
S2E1 was a killer!
that feels like an injoke lol
yea some seasons were better than others but I think that is in part of them trying to fill gaps of the story
making up for george's draft-dodgy plot holes?
they tried to make it "make sense" which so many don't bother with
and making something try and make sense can actually hurt a show too
So sad. Kevin is out. Yellowstone 🙄
i'd rather deal with more boring parts to tie stuff together than watch this crap that comes out now where it's bluntly obvious they changed like the law of physics to make something happen or whatever lol
I spot inconstancies and convince parts in shows instantly. some of it urks me cause it makes the show unwatchable
I didn't watch that. i did however watch the "best of" for that series which had all the good parts of it lol
Oh you must.
i dunno.. afraid everything in between would make me fall asleep
Nopes. So well done.
I need to go find me some dinner.
sure it will be something you are afraid to try @tidal bronze lol
Come on man. Fire up the stove cook something. Eating that crap plastic crap
me on my way to heat up a frozen stromboli in the microwave bc i didn't eat dinner at a normal time tonight
Frozen? Heat up?
eyah
screamin sicilian brand
nuking frozen strombolis at 10pm truly the history major lifestyle
Yellowstone 1883 prequel would have been so much better without the screwy accent narration. She grated on me with that.
canned chili with lime tortilla chips you say?

The making of Peter Jackson’s The Lord of the Rings trilogy is full of amazing stories. Going behind the scenes of LOTR in the LOTR DVD appendices is like exploring Smaug’s hoarde of treasure. For me, one of the best LOTR behind the scenes stori...
I'm glad the video goes into detail about just how far from civilisation that is
Like Hobbiton is relatively remote, but still barely a 3 hour bus ride on a pristine motorway from NZ's main international airport

fungus <3
Canned? I will never understand middle earth.
Oven crust 👌 hopefully it was cauliflower
i have. really bad texture aversion to cauliflower, so no chance
Since you mentioned texture I will let it go. 😀
If you said someone threw lasagna on the wall I would have believed you as well
I was thinking more of the aforementioned Stromboli
The finest mailbox lasagne
Wow, it’s actually cooler here.
It was already 74 here when I got up at 6. I used my AC for the first time this year
Summer is so awesome. Just the best.
The humidity has been the killer. Temp alone wouldn't be bad
That’s not right. It’s 30% here right now.
hit 110F inside the barn heh
the pi3 throttled a little but really not bad for being in a passive case
My attic hit 128F today. But we’re supposed to get really hot on Wednesday.
i'm scared to look at my attic temp. I put one of those digital ones with a probe on it when I rehabbed the house but hardly look at it
I only check it a few times a year. Otherwise, I know it’s roasting or freezing. I keep thinking I could adapt the mailbox lasagna to attic lasagna and save a few bucks.
could certianly cook anything in an attic during summer
mines 108F right now. so not bad at all
what the hell would you use that for? fire kindling?
What's funny is we don't have to show a screenshots since he did it in this channel
Honestly, that's a really pretty one. I've got some similar ones sitting on my wall that I got from the local dollar store a few years back
Wanna try and cool down the barn?
if you wanna go fan that thing in the barn. i will let you.
we will take bets how long you last before you realize you are just pushing hot air around and tire out
Might excite some of the livestock.
Big Ass Fans keep your cattle and livestock cool and comfortable all year long while saving you money in heating and cooling costs.
those things are scary in person lol
like someone flipped a helicopter around and mounted it to the ceiling
Yeah they are massive, effective though.
The ones in Costco are truly enormous
I was going to say 20' and it looks like they go up to 24
Oh, 30
That's probably as tall as my house
The good news is, they’ve got a HA integration
Alright. I’m giving it a try, house of the dragon here I come.
This seems like a show i should watch on my phone.
I've been trying to convince my partner that we need a ceiling fan. House has high ceilings, pushing hot air downward would mean much less noise / blowyness from the heat pump
And if we do, it is 100% going to be a big ass fan
you don't want one of those inside a house unless you live in a barn
even on low they make noise
didn't know they made residential ones heh
Advanced technology. Simple luxury.
With LED downlight and chromatic uplight options, an array of luxurious finishes, and wireless Bluetooth controls, our flagship residential fan adapts to your space like never before. But if you’re worried it’s all beauty and no brawn, think again: Haiku’s consistent, efficient airflow ...
For a few years now, not nearly as long as the commercial ones
omg that price tag f that lol
That is the only real issue
no ceiling fan is worth that
Easily 4x the price of any other residential ceiling fan on the market
Damn
And at least 10x the price of ones you could probably live with
goddammit
I have ceiling fans in every room in this house. rarely do we use our living room one with vaulted ceilings
but use the bedrooms one all the time
All bedrooms plus family room and entry here. Entry is helpful because it’s open to upstairs and downstairs so can balance the whole house more efficiently than the AC. The only PITA is the family room has only a hot and neutral, so the fan/light remote control has to be mounted in the box instead of the wall. Ugh.
yea I didn't notice it helping too much with any "balance"
maybe if the fan only came on while the ac was running and not when it was off
moving air always feels cooler than actual temp so it throws everything off from the get go in terms of comfort
Yeah, the moving air matters most in occupied rooms. I think the balance issue in my house is because of an undersized upstairs return.
you have a central return?
I really only ever seen central returns in homes that were built prior to the existence of central air. generally they have the ducts in the floor and 1 big return directly above the ac unit located a floor or two below it
Two returns, but the one upstairs is small. Fixing it would be ugly because of how the duct gets back to the AC unit.
Downstairs ducts are in the floor, upstairs in the ceiling. Upstairs were redone a couple years ago so they’re decent sized, insulated, and above the (new) insulation bats that replaced the mess of blown insulation.
It’s not bad. sigh
it's no GoT for sure
Season 1-7 or 8?
I didn't mind any of the seasons of GoT. Obviously once they got into beyond the great wall and we got to see the white walkers more it got more interesting
even the part where the white walkers resurrected that racoon named Phil and it was all boney with fur hanging off..
Patience!
I was hoping all along that || john and mother of dragons would have a baby raccoon together, alas ||
Why settle for less than a "House of Raccoons" spin off ?
and just like that every single california rep voted to let restaurants to continue charging junk fees....pretty sure every single one of em got paid by a restaurant
pretty soon there will be a raccoon fee
im already seeing some good from the junk fee ban....cruise lines now include taxes and fees in the advertised price....no more separated daily resort fee from hotels either
daily resort what now
that was always something I need to take time to adjust to in the US, the advertised price is never including tax
wheras it is in all other countries I've been to
It's almost always justified in the US due to the "complexity" of having state, county, special jurisdiction, etc sales taxes that can literally vary between two identical stores 5 miles apart. We could probably get to tax inclusive pricing if stores implemented digital shelf tags globally-- but I think that's also going to run into problems because people see that as an excuse for stores to do "surge pricing" on a minute by minute basis (which I agree will happen because capitalism).
me when the $5 biggie bag at wendys is actually the $10 biggie bag from 11am-2pm
c'est vrai
you'd probably be interested in the latest edition of american prospect, it's a deep dive into pricing mechanisms and the junk fee-ification of everything
yeah for sure.
there's like. this entire seminar program to teach MBAs how to apply junk fees to their business model, it's sick
"pricing levers"
mmhm mmhm
Course title is "Being an American Capitalist 101"
i mean id be fine with dynamic pricing if things costed as a percentage of income
so a 12pk of coke is like $2 for the poor and like. a thousand dollars+ for the rich
need me one of them wind mills.

🥵 only 12% humidity though.
94 here with 37% humidity. Fun times...
@forest edge thinking of you
Ewwww.
could be worse...could be 90 and 90% humidity like parts of texas lol
The calamari sounds great.
That's similar to what I grew up with, never again.
That dipped cajun galic, yep!
@shy comet dude been sometime. How are things? If you haven't already. This is a must https://maps.app.goo.gl/ujyutwMiebiHywZQ9
The few times I've been to Texas (usually always in the summer, because why not?), I always leave and say I'll never be back... Yet, I still manage to go back and the cycle repeats. lol
The BBQ almost makes up for the weather. Almost.
Barely.
Although, I will always maintain that there is nothing worse than being in Phoenix with 110F and 30+% humidity. Want to feel what a turkey in an oven feels like? That's what it feels like.
When I was in highschool health class, we had this addict (in recovery) come to talk to us about drugs/addiction/recovery and I vividly remember him starting the talk with "It was a hot day in Phoenix. But it was the meth, not the temperature, that made me feel that way."
Wild times.
Still no desire to go to phoenix
Holy crap... lmao
even the "not actually a monkey brain" dish sounds gross lol
Phoenix is actually great for like 7-8 months of the year. But those summer months... man, they are KILLERS.
When I was in Austin a few years ago I went to Franklin BBQ (which was excellent, borderline touristy) and Loro (this place lives rent free in my head).
You wanna join for some real brains?
Haven't tried this place but, out of many nothing to write home about. Same ol backyard taste. I guess it's cool for some but.....
franklin or loro?
I don't think it matters.
lol
Have you ever had real brains? lol
Wokano?
that bad huh? lol
Well the grilled oysters were OK. Wraps had rice. Sashimi was old. Calamari batter was thicker than Calamari. Spicy tuna had too much mayo. So yeah bad.
wow yea not good...Calamari is one of those meals where once you had it cooked properly you immediately know when it got fucked up
Yes sir.
Sometime ago I tried their crab meat fried rice, that was good so thought of stopping by. Welp that was a mistake
@shy comet oh and service was 2 out of 10 😆
so glad we don't have those issues here
Of course you don't. Ignorance is bliss.
Canned beans and TV dinners what more could you ask from middle earth?
Yikes. How did you come about this fine establishment?
Probably part of california's new homeless care act where they not only provide the housing and amenities at the cost of tax payers but also provide tax paid restaurants for the homeless to cook and serve food at engorged prices
quad is just trying to support his community God bless his soul
I try everything. This was a random stop. Hard to judge anything from a distance.
I will try any place with crab fried rice. Then again they had baked krab rolls. I should've walked out. 🤣 Anytime a place serves imitation crab, there's a problem. Lol.
I'm sure there's a joke in here about how you wouldn't be qualified to cook at one of these places
It's the perfect day for some wine and pool time.
crab fried rice
@tidal bronze I usually support your food choices... but no. EGG fried rice, yes... bastardizing that with crab?! No. I draw the line there. lol
Of course you can disagree. I live to eat crab and lobster. I will take anything with real crab.
I wish you could try one of my crab rolls.
Oh, don't get me wrong... totally the same here... I cannot pass up anything with real crab in it... but mess with egg fried rice?! Nope. That's magical wizardry in a perfect egg fried rice.
Yes and no. Even in mainland you get blue crab fried rice. So it's not some western twist.
Hmmmm 🤔 I might be willing to let that pass... maybe... but man... properly done egg fried rice? One of my 10 ten faves of all time.
It's like when they added meatballs to spaghettios when I was a kid. RUINED them for me (probably good thing in hindsight though lol)
One day you should try some street side food in Zhangjiajie
Nothing to chime in. It's prepackaged food anyway.
Or produce from California that's 6 days old.
Both horrible choices... lol
One of my coworkers was telling me a while ago that he made Kraft Mac-n-cheese for him and his wife and he LOVED it. It was at that moment that I realized I don't like him as a coworker anymore. 🤣
Oh boy. People still eat that stuff?
Apparently. I can't understand why when a rue and melted cheese are like BASICS in the kitchen.
It's 2024 so many food choices. But why?
No clue sir... no clue.
People are laaaaaaaaaaaaaaaaaaaaaaaaaazy
I mean, I make my dogs' food from scratch too... sooooo, yeah.
They're both to the point where they will turn their noses up at the packaged stuff and just walk away.
We have to "cook" our dog's food, if we just put it in the bowl it will sit all day. We have to put it up on the counter, pretend to cut some stuff up, add it to the bowl, mix it....then she'll eat it.
Always. I take more time cooking for them than us.
Meal prep for them when I leave. Lol
Unfortunately we can't make ours. She's got to eat hydrolyzed food.
Yup. I make their food once a week... turkey, lamb and sometimes venison, butternut squash, sweet potatoes, brown rice, oats, honey, olive oil and various spices (plus a vitamin additive). Spoiled little shits. lol
And yeah, it takes longer than cooking for humans. hahaha
Oh, and spinach too (or sometimes nori).
Exactly. Sadly the love of my life is not here anymore. Been 3 months. Dude got me grilling on the daily.
Oh man... I'm sorry to hear that. That SUCKS.
Thank you. Nothing can ever fill these spaces.
My last dog, Reboot, died of cancer a couple years back and it was because of his cancer that I started making his food.
Seriously... I know that pain all too well.
Same here I managed to buy 3 years, removed 5 growths but last one, I could see he was tired. 4 years more than life expectancy is all I could ask for.
YUP. Reboot was only 6 years old. Fantastic dog (American Staffordshire Terrier that wouldn't hurt a fly), but man he get dealt a shitty hand.
So sorry. That's too young.
Thanks and yeah... Only dog I ever had that would literally push me out of bed to make him food. lol
Yup... back to bitching about the heat... Of which I had to sit for 5 hours in today because the power went out.
Yikes.
lol drained my laptop down to 30% and my phone down to 40%... that was fun.
You in Denver right?
Nope. Charlotte.
Oh ok.
That's why I kept teasing you over the TN trip you took 😉
Actually, I think @prisma briar is in CO, IIRC.
I am going there next week for few hours.
My condolences. You're getting here right before the worst time of the year hahaha
Although... since you love travelling and outdoors and such... Add Little Switzerland, NC to your list of places to check out.
That's why its few hours. 2 hours after the meeting I am out.
I might have to spend about 10 days there in August so trying to make these as short as I can.
Ugh... WORST time of the year.
I might be heading out to NM in July for Mini Takes The States and I am literally like "Do I want to roast or just skip it"
I'm in CO but about 75 miles south of Denver
Yay! I'm not completely senile yet! I knew you were in CO, but couldn't remember how close to Denver.
Ahhh that good Jerky, it's worth it.
Going to New Mexico... in July... is worth it? lol
Hmmm I would say so.
But I agree. I don't go anywhere in the summer. Its a literal shitshow
But... but... I can't even put the top down on the car!!! Plus, I have to drive through Arkansas. That's a miserable experience in and of itself.
That's too funny and I sadly agree.
I got pulled over in Arkansas once for towing a trailer on a Nissan Altima (let the jokes ensue). Like, the trooper was like "Sir, I pulled you over because you are towing a trailer with a car that's not meant for it and looked to be struggling". All I could do was sit there and blink and think to myself "When did that become against the law?!"
I've done cross country like 5 times. That's one I wouldn't wanna pass through again.
Nope... Oklahoma wasn't fun either. I still think the original settlers had the right idea... just build shit near the coasts and leave the middle alone. 🤣
That's another one.
That's not right... "Made with 100% real cheese"... LIES
wasn't bad at all
Man, I hope your wife returns soon... lol
picking her up at the airport in about 3 hours
It's fine once you realise "100% real cheese" is the brand name of a company they made up to sell a product that is definitely not 100% anything
(filed under: things that have distressingly happened)

@tidal bronze wtf is a cell phone waiting lot Mr airport expert
If you are unlucky enough to have checked luggage, once you see your bag drop on the belt, you call that person waiting in the cellphone waiting lot.
Ah I guessed that which why I am here but never heard of it
The only parking lot relatively close to the terminals so was gonna use it regardless lol
Usually for international travel and for local travelers with heavy weight packing.
If you only have carryon, 15 minutes from the time you hit airside
She's coming in with family so prob gonna be stuck waiting here for hours while they gab and move like sloths
Start moving when the last baggage is picked up.
Cellphone lots are usually 15 minutes out
It's no 15 mins from here to the pickup
Granted I not been to this airport since they built this new whatever but it's no 15 mins
Take 10 minutes out for country folk
Maybe getting stuck behind Calis moving here and not knowing how to drive
Infact just being this close to the airport I can already feel the presence of yuppies and smell disgusting food dishes. Must be a Cali family that just landed
I can imagine the rants if 2pac ever sang about KC

Following on from my previous rant 🤣 #the-water-cooler message
Glad I bought them with the plan of esphome modding them.
My aircon's app was awful too
It was really slow, but it was all over uart so esphome fixed it
101F… screw you summer.
A mini? A mini? I mean a mini? And 39? School zone?
I have a different, but equally awful app from Mitsubishi. Who'd've thought they'd have three different cloud apps for different parts of the world.
Mine fortunately is one that supports EchoNet, so I can control it with that
Oh, you don't know my obsession with Minis??? hahaha and no, traffic coming home from South Carolina. Those idiots can't drive.
I know a few mini fans and know what it's like.
😄 It's a lifestyle
I know.
lol I'm kinda half surprised you don't own one 😉
Never had any love to anything with wheels. Only thing I care about is the ride comfort. Air or magnetic and I am happy.
Ah, fair. Yeah, that's why I said I was only half-surprised 😉
I do love washing them and detailing. Whatever is in the driveway that is. I just can't stand car washes or marring
Yeah, same... I spend WAY too much money on car cleaning products.
@last cedar do you offer private lessons?
Eh, with less stomach (and everything else lol). Oh, and capes are bad. 😉 But yes, all the rest, same... Except for "A Mini Cooper". Should be "Mini Coopers" 🤣
@forest edge how's your ride?
still increasing in value. yours?
As long as I am in it, to the moon.
that smlight finally came today lol
not had the chance to plug it in yet tho
like how it came with usb adapter for a wall wart
Woot! You didn't get the PoE version?
yet no information on power requirements anywhere
i did get the poe version
but was going to use the usb c to power it
Just fire it up. Complaining all day. It's a zigbee not california
Why ddidn't you get the all in one?
Ohhhh gotcha. Yeah, I'd just let PoE do it's thing and forget about powering it with USB-C.
Mine is working good. Gotta look at stats. I don't keep track of anything zigbee in the house.
OMG... what?! How can you not have PoE yet?! Buy a cheap PoE switch on Amazon. You'll thank yourself.
Huh? Poe stuff don't need a start up ramp. Your gas genie would do just fine.
What's too much? Anyways don't have to be scared of poe. It will work just fine with your generator.
I wish Ruckus would let me use the Zigbee radios that are already in my APs, without having both the centrally-managed controller and (separately licensed, naturally) "vRIoT" feature.
Would make a lot of nerds super happy if they figured out a way for Unleashed to integrate with Z2M
By all accounts - for the super limited range of devices it supports out of the box - their IoT system works pretty well. You just can't have it without spending $$$$$$
Oh wow... I didn't think there were any Ruckus users around anymore.
Lol.
I got a really good deal on the APs through the supplier we use at work
And our house's construction is not friendly to WiFi, so they do a lot better than the Ubiquiti ones
Huh, first time I ever heard Ruckus being better than Unifi APs.
I am all ears.
With the APs in the exact same locations as before - and by and large the transmit power set 2-3dBm lower - in most locations around the house I get 8-10dBm better signal with these.
Roaming is VASTLY better (although since 3 years ago it sounds like UI have fixed their 802.11k/v support). Throughput is more consistent (not going to call it "faster" as I upgraded from AC to AX APs so that isn't a fair comparison, but I get fewer dropouts).
The antenna systems in the Ruckus APs are just ridiculously better designed. But you pay through the nose for it, so by all means can just put in more of the cheaper APs
Huh... fair points. I can't really dispute any of those. Especially the antenna design. Unifi does this really stupid design in their APs and most people are just like "BUT WHY?!".
OH stop it. lol
Makes sense. Never had any issues with mine. I do cover a large area. Never even thought about Roaming or drop outs.
Unifi does just fine for my needs.
it's true tho.. like roku's.. they work and work well for the firmware and intended use but it's still shit hardware lol
Never had any issues ever.
lol well, compared to something like Omadas, yeah.
I run 8 aps 5 inside and 3 outdoor. Not a single issue since day one.
lol and my tiny house with 3 APs just looks at you like "show off" 😛
This is a teardown of the Ubiquiti U7 Pro so you get an idea about what to expect in case you need to open it up yourself.

My aps are old. Internals are SHD and AC-M outside. Been thinking of upgrading but don't want to fix if it ain't broke.
I still need 1 AP outside just to boost the signal a bit in the front yard, but I'll probably go with the U7 Outdoor.
Not interested in teardowns. But thanks for the money. You are a champ with YT stuff. The love you have for California GDP is noteworthy
I am planning on doing a U7 revamp too.
I doubt the 5 cents i've earned your state over the past 5 years is gonna stretch far enough for you to notice
I might wait, I just went with a U6 last year and It's working really well. My U5 and UAC-Pro just won't die yet. lol
two year life span?
Thanks for the 5 cents
i guess they do kind of look like smoke detectors.. having to replace the whole thing every few years would kind of have a natural feel lol
LOL no. My UAP-AC Pro is like 5 years old now.
how directional are those
Omnidirectional.
because the design seems to be for top down installations
Antenna's about 3dBi I think? So barely any more gain than comes from most of the signal being a half-sphere
(nothing much behind the AP, mostly in front)
It'll broadcast above it, but obvs the signal isn't really that great depending on the mount and material. Mine reaches into my attic though (actually roof of the house too, now that I think about it).
You could sled down a hill on that thing
all so that you can see the .1 degree difference change
That's a lot of gallons
should be illegal for you to water sand in the first place
for the love of god 3d print a case for that monstrosity
That's kinda hilarious
It's more fun if my pocket could ignite at any point
Going to design a case probably tomorrow
The battery is covered in a pretty thick piece of clear heatshrink that I double side taped the PCBs to (battery charge controller on the other side)
It's working well.
Just wrap it in duct tape. What could go wrong? lol
If it does ever short you want to make it as hard as possible to disassemble it
I want this now
Do you also still work at the burger place? You could start a trend...
Sometimes
My little brother now does
So now my little sister and little brother worked there
Base packet is acting goofy, swimming, biting and looking adorable are add-ons
I never thought of using clear pla as a light bar
not sure if buying a whole roll just to print a few light bars would be worth it tho
white PETG also works really well
that's more of a shade/diffuser. I was referring to those little plastic clear pieces that routes internal lights externally
although white may do that too
I downloaded a program a few days ago, and realised that for the past 8 months my pc was running at 100 degrees celcius... So I guess I should've thought about cooling it better before I built it :/
strangely enough, I barely had any lag while playing so I would've never known
100c? Are you sure a fan actually been installed
That sounds a lot like defective cooler or wrong installation
Plastic cover between cooler and CPU?
placing pc next to space heater is never a wise idea
It's one way to test your circuit breakers
it's like a nebula
early picture of the universe following the Big Bang
That belongs in #zigbee-archived 😉 hahaha
(And so many devices without routes makes my eye twitch a bit lol)
That ball of yarn is the routes, lol
I dunno... I see some blue dots with no lines there... seems sus
I have 5 devices with no routes... All 5, the batteries are dead.
Oh, yea, I have like 10 window sensors that are dead
lol I dread changing batteries. At least my Aqara ones last like forever, so it's not so bad.
I put door/window sensors out in uninsulated areas and they drop off whenever it gets cold in the winter
And I don't have any automations off of them so I just don't really care
makes note to break into Netham45's house when it's cold outside
LOL kinda the same. I only have like 3 or 4 automations with my window sensors (open when cold, open when hot, that sort of thing).
lol, none of those sensors protect anything
I guess if you want an old beat up set of dining room chairs I'm hanging on to for some reason
While you're back there can you find where I left my weed killer?
|| you called? ||
Got any doormats?
Two, actually, one someone could just walk up from the street and grab.
When I finally decide its time to build my dream house, I'm wiring every window for shades and open/close sensors. Batteries be damned.
I thought about that a few years ago, but the availability of wired sensors is like next to nothing without using something like konnected.io.
Yeah, I'm actually shocked Serena/Lutron doesn't have a solution for that (they do for the shades/blinds not the sensors from what I've seen)
Or really any company, tbh. Wired sensors are basically only in the domain of the bigger alarm/automation companies and even they have been pivoting away from wired for wireless.
The wired solutions seem to be targeting commercial/very high end custom homes. Outside of that is a way bigger addressable market if you can install new or retrofit.
It's unfortunate
I mean, I get it. Most home users aren't going to want to rip up walls and windows and such to run wiring.
exactly
I just wish fewer things came with "Oh, we decided to give you a micro-USB input for power. Just plug another wart into a 'convenient' outlet and string the wires on your own." And of course the wart they provide is some weird shape that either sticks out 3" so you can't put it behind anything or has some weird angle that covers multiple outlets and hates power strips. Or it's a 3' power cord that connects to a brick, then some weird connector with another 3' of wire to connect to the device.
Yeah... I HATE those. Personally, I've been on this kick that if it can't use PoE or battery, I've been avoiding it. I have a few sensors on my entertainment center that plug into a usb brick. Works for most of them, but there's one that just can't seem to pull enough power. Annoying.
Why not?
lol time, money, effort? IMHO, most people (at least 97.7% of humanity) are lazy and cheap.
Drywall knife solves almost all problems
lol True. But, I'm not gonna be assed to run around the house tearing up moulding and door/window frames for wired sensors. I'm fine with my battery ones, but if wired was easy and low effort, I'd go that route.
What did I get myself into with these pressure sensors 🤔
water pressure sensors for whole house filters/softner
Ohhhh... huh, interesting... are they not working out?
Looking for Tee adapters, want to run manual gauges alongside the sensors.
Whether they are going to work or will give accurate readings, yet to be seen.
I do have flow rate/total gal used, but want to ramp up the monitoring so early notifications on which filters or softner needs attention etc.
oh that's really cool
I thought you meant pressure sensor mats (which I'm interested in....off to #hardware-archived )
does the actual number matter in this case? or just the delta from "normal"?
What are you? An engineer?
They'll love you at https://www.reddit.com/r/drywall/
Not really. But must consistency across 5 sensors for this to work.
Right now I am trying to figure out a way to mount the damn sensors and not be an eyesore
Where do you have whole house filter and softener installed that being an eyesore is an issue? TBH the softener for my house is ugly even without sensors.
The garage, my favorite place.
Is something like this the goal? or cleaner (this is not mine)
My desktop is there since we don't have ANY components inside the house.
So eye candy is a must 😆
Way cleaner. Not great tool bag organization 😆
rip everything out, start over
Scan those binders, replace with a screen
Lol no. Just want the correct Tees so I can do 1" to dual 1/4 NPT
Just get regular tees and use a bushing
Only if the result is searchable....
You mean reducer?
bushing is a reducer, so yes, or you can use a cap and drill and tap your own hole
M F F is what I am looking for if it exists.
you may have to compromise with FFF and use either couplers or unions to get what you want
Not a bad idea at all. Just wanted it to look as clean as possible. Thank you
Yeah the struggle is real. I've become a HUGE fan of Webstone valves because they make some sick combinations
I've got a box right next to me of a T valve of theirs that's triple union, means I can have whatever frankenstein combo of connections I want
Lucky you. I will have to buy a bunch and figure this one out. Do they have 1/4 NPT stops?
those definitely exist, if you're in the us I've become a fan of supplyhouse.com and more recently libertysupply.com to get the very specific stuff
Yep in the US. Will check them out. Thanks
you kids and your water filters and softners
What kind of softener are you using?
You like.?
I will be like you one day when I grow up. Live in a small hut next to a mountain with 17 people in the village.
I know. Hut at the foot of the mountain ❤️
That's a big softener. I'm using a 48K grain
I think they are the best so far.
I've never heard of this stuff. Fascinating that this is a thing in 2023
Wrong year.
lol no filters.. sure that yak piss gives that sparkling water just the right tang
Another one! From that mountain hut.
Lmao. Wrong place
as one ca'er to another, maybe you could speak ca to them and get them to move back? lol
No need to small talk they eventually return. Sadly they will never be able to afford what they used to have. Just life.
Just keep watching that YT we can help them resettle.
thats not from me watching yt.. that's from you kicking out more on property and income taxes
Taking care of children, what a waste
About to close on another property, what taxes?
you talking about your detroit investment?
This one is here.
oh.. you bought a popup tent located in someone's front yard for just under a mil and threw in a throw pillow and relisted it for 1.5 mil?
or the pool house where Kato Kaelin used to live?
Now you are learning. Good on you. You are a true Californian now, how else would you know about the blue suede throw pillow?
causes Texas is calling you out
*land that it sits on not included
I wonder if anyone told them their spa pool is shaped like a toilet
actually seen a few really nice homes in texas that I would buy lol
Wow, having Texans nearby lowers property value a lot.
you might be advised not to even mention that it's in Texas when listing
House located in the United States...
I would gladly pick the tent without the land. I would like my money to work while I am sleeping.
It might not be a smart move for you. Property taxes on a $1M place in Jackson County MO would be $12,300. In Travis County TX, it would go up to $17,700.
In Los Angeles County, $7,200.
Source: https://smartasset.com/taxes/missouri-property-tax-calculator
that is literally saying everything california touches turns to shit lol
It's a bit silly because the number of houses in at least the major CA cities that you can buy for $1M is not a lot
While the taxes may be lower for $1M, they barely exist
not sure how you came to 7k? google states the average rate in LA is around 1.25% which is considerably higher than the 0.88% around my area of MO
wow that smartasset site is horribly wrong lol
I'm also going to call bullshit on that. It claims that the average San Diego county tax rate is 0.750%, but mine is 1.18% and it depends greatly on when you bought you house and the purchase price. It starts with 1% of the purchase price and adds on from there, and mine is actually pretty low compared to someone buying in my neighborhood now where the prices are nearly 2.5x what I paid
so I'm going with 0.750% is nonsense, and there still aren't any houses for the price they're quoting
tax rate in toronto is 0.6% roughly.
small towns always have way higher taxes because they have less people to diffuse expenses over.
It adds on only up to a capped percentage, so if your home increases in value faster then the percentage will slip below 1%. People who move often suffer because their basis is reset often. If you stay in one place for a few years like I have then the effective rate dips well under 1%.
and you often feel like you get less service for that higher tax
goes back to cnc'ing knives
Depends hugely on who the “you” is. If your personal needs are aligned to the demographics of the city where you live, you do well.
well, no. if snow clearing costs you 5x more in a small town, then thats just numbers.
i lived in a city where snow removal was 30% of the town budget. haha
Snow clearing? lol. The budget where I live is $0 for that. Last snowfall was in 1976
I've been in my house for 12 years now, but yes, my feeling is that they're counting folks who have owned their homes for a very long time
tax rate is uniform for every property here. BUT, how your property is assessed can mess you up bad. a brand new $1m house will be assessed at $1m. a very old $1m house might be assessed at 400k still.
Anyway, here’s a second source. It says CA is 19th lowest, MO is 30th, and TX is 46th. Price of not having income tax.
Dude..,your own math doesn’t support your statement. If you’re paying 1.18% of assessed value and comparable houses around you are selling for 2.5X what you paid, your effective rate is 1.18%/2.5 = 0.472%.
This is why I was confused when I got a drink with icecubes in the US and it tasted like a swimming pool
Finally got this all sorted, it feels very satisfying to have so much control \o/, and to be one of the few houses in UK that actually has aircon
these are some seriously cherry picked numbers lol
you realize your own water at home is treated the exact same way right?
Yes, but very minimal, ours have no smell
the uranium likely removes any smells lol https://www.sciencedirect.com/science/article/pii/S004896972302908X
Yea, NA (both US and Canada) water still has noticeable amount of chlorine at the taps
JP had some, but by far not as bad
@patent copper found the MFF
1/8th pressure sensor > reducer to this and I should be good to go.
good ole brass
Provide a source
the best source is your local goverment website
the odd thing is.. you seem to have found really the only two sources that give california sch a low average tax rate
cherry picking is the only explanation when you start looking at tax rates by county
how can .7 be the average when you have counties like sacramento as high at 1.40%
dosen't even make sense
On today's episode of Rich Man Old Man...
they must give you a break when trying to build a home on the side of a mountain. https://kdvr.com/news/local/colorado-has-the-third-lowest-property-tax-rate-in-the-us-report/
Yea, outside of some cities they have a hard time raising taxes here and sane people just don't live in those cities
air to thin to breathe discount
realistically property tax % doesn't mean squat because they just make up the difference if not charging more in the end through other means
The break comes when the house is actually built in Colorado. Property without a structure is taxed higher in many parts of CO.
*at a higher effective rate
Yea but it doesn't have the value of a structure added so unless it's a lot of land
CO here too, and the property taxes might be nice but the other taxes are not. It's quickly become a VERY expensive state to live in
I had to leave the Denver Metro area because all I could afford there with the space I wanted was a townhouse or condo
Yuuup. And while my property taxes aren’t high they’ve still doubled in the last year.
Exactly! My house is already worth 5X what I paid for it 20 years ago, on the verge of 6X
My parents paid like $68k for a house out in Morrison in the 80s, it's worth easily 10x now
Yeah mine has increased in value by 2.7-3.3x in 7 years (I get comparables done annually)
home value dosen't mean shit either if you can't even afford to sell it and move somewhere else lol
I live in Bowmar and it's not unusual these days to see houses go for 6+ million. A couple streets over sold for nearly $7M last year
Also true
I’m in Fort Collins and it’s very common to see people buy historic homes for north of 2mill just to tear them down and build something super modern.
I ran the Papa Johns that delivered there for a couple years out of school
It isn’t. Government websites will tell you the tax rate as a percentage of the assessed value of the property, not the market value. It’s the wrong denominator for effective rate. That’s why the number from @RobC is so wrong.
That drives me insane, they do that here too, buy a $3M home that's gorgeous, tear it down and put a $5M home in it's place. There was NOTHING WRONG WITH THE OLD HOME IDIOTS!
it's what you are being charged with..
The issue is the assessment process is unfair
Two people with identical houses next door might be assessed at a half million difference
what the city/county actually charges you is based on thier assed value. not the market
Correct
That's the issue. That invites political pandering and things just falling through cracks.
you really don't want it to be based soly on the market
many of us would be homeless by now
So if the market value of a house is $2MM but the assessed value is $500k and the official property tax is 1%, then the tax of 5k is effectively 0.25%. I'm not talking about fair one way or another. I'm talking about math, economics, and truth.
