Some of it may have to do with capturing the attention of a larger audience. A well written song with 3 thought out verses or a story can move the song to 5 minutes but lose listeners. A song with many short but clever hooks, a hooky title and good melody can get even 5 yr olds to sing along. Any longer than 3 minutes and the repetition becomes annoying and we want the next song.
