Both of the heists that are worth doing aren't cheap to get into (those being casino and cayo) I'd recommend buying a kosatka to start the cayo heist, you'll need around 4 mil for both the kosatka and sparrow, but you'll make it back in no time

if you have the submarine you should go fro the cayo heist
as it'll give you a good return
or else you can do clucking bell heist which will take around 1 hour to complete and you will get 500k at the end either play it on normal, hard or at easy level
additionally you will also get 50k for doing it first time or if you own a salvage yard you can go for car heists
