Being a CEO (which means owning an office) means you can do VIP missions forever, and it's a prerequisite for doing much of the content we'd be doing, like selling vehicles, weapons, coke, Nightclub goods, etc., and setting up heists like Casino and Cayo.

Keep in mind though that the Kosatka, the sub that lets you do Cayo, one of the most profitable pieces of content in this game, costs around 3 mil, so it will be a long grind, no thanks to Rockstar and Take Two's love of jacking up the prices and giving people an extremely long and agonizing grind (just so people would be alot more tempted to buy Shark Cards, which I strongly advise against), so either grind VIP missions, businesses (I'd suggest special cargo and vehicle warehouses, bunker, and nightclub. You can also get yourself an MC clubhouse, coke lockup, meth lab, and cash factory to get all 5 of the best businesses to link up to your Nightclub.), contact missions, etc.

Kostaka is best for early cash just dont grind it to much or u will get bored of the game

To get the Kosatka, you have to go to the Music Locker in the casino. Then after the cutscene with Miguel, go to Warstock, and you should see the Kosatka.

Once you get the Kosatka, just enjoy the heist. There's no need to use expert strsts and so on, as long as you have the mandatory prep.

When playing Cayo for the first time, your prinary target will be the Madrazo Files, which isn't even the most profitable one (subsequent playthroughs will have a chance of you getting the Pink Diamond), so just have fun and don't worry too much about strats and exploits.
