The sparrow would not have such problem because you can directly go into the submarine when approaching from the top of it

Nightclub is self sufficient on its own without any of the upgrades for that matter. The only expense are the DJs which is optional so if you choose not to rotate DJs, you can only profit. What you can do is load it up with the 5 best underground businesses but like I told someone else earlier, I don't really care what they are because none of it is strictly necessary.

Heists will always be the quickest and dirtiest. With cayo you can just walk in and out making it super quick. Thing with heists though is you always gotta factor in the setup fee every time you do it but as long as you profit (which I believe you always do) you will always be in the green.
