Heists are the go to way of making money but I hate the idea that you need to spend money to make money so I’ve developed my own style that doesn’t pay as much as it could but I’m happy as long as I don’t need to make repeat payments all the time.

Cargo warehouses do require you to pay so they aren’t for me but I hear they do make a pretty decent profit.

For me personally I’d recommend nightclub as soon as possible. The only expenses come from the DJs which are optional so there really isn’t any. Starting out, you’re probably not going to make as much as you could buy renovations can be made at any time. Who would’ve want an infinite source of income?

Alternatively cayo perico is a pretty good heist but it requires constant payments to be made so it isn’t something I want to do.

First, you will need to have a bunker.
Then you have to unlock explosive rounds through Bunker research (just fast track them because it’s complete RNG on what you’re gonna unlock for research)
Explosive rounds can only be equipped to the heavy sniper mk2 or the pump shotgun mk2 though the weapon workshop.

I mostly use it on my heavy sniper mk2 when I’m going against a jet griefer or speed riding the first Oscar Guzman mission.
You should also keep track on your ammo on it because you have to keep going back to the weapon workshop to refill.

I think if heists are your thing, then kosatka should definitely be on your radar. I don't believe you have to spend money to make money however and I strongly recommend a nightclub simply because it's basically infinite money. You won't make as much as you could but as long as you don't pay to swap DJs, there are no expenses. And if you ever wanted to expand, you can renovate at any time.

To be honest, any business where you have the option to do it for free means you can only profit. Not a popular strategy but you've got options.
Heists are definitely the optimal strategy but I really hate making repeat payments so I avoid them at all costs.

Free access to Fort Zancudo without getting a wanted level. You can also nab a free Lazer if you want, just make sure to take off quickly to preserve the jet's health and not get killed

Probably the best Zancudo hangar is the one on the left, closest to the air traffic control tower. Because it allows for Personal Vehicles to spawn very close to it, including cars

also, you're on a friggin hangar, why the heck would you want to "spawn vehicles" there when having a ton of aircrafts and vehicles around you can simply pick?
you can store car on hangar plus your own aircrafts and you can steal from fort zancudo a jet, or a tank, or a jeep

bottom line, unless you have spare money to spend around, it doesn't worth buying anything than the cheapest hangar there

and if you don't care about access to fort zancudo, like me, you can even but a cheaper hangar in LSIA and save more money, the grind will be the same, the profits too, but the ROI will be faster

It's still something worth mentioning. Because ground vehicles have a habit of spawning on the Great Ocean Highway or out in the Zancudo swamps when you try to call them in from the base. Just trying to be objective
