So I made a mesh and exported it with a material that has a texture as FBX file, but in unity the material is empty and I can't change any properties of it

But I have 1 texture with all sides on it, UV wrapped it to my cube mesh and exported it as FBX, what he does is use PBR but I only have a png file of the texture

I also suggest making your colormap a JPG file as it’s way smaller and going to reduce the file size of your mod a good bit. To optimize it further when you have the texture in Unity, go to the settings for it and change the size to something like 1024 and/or use crunch compression.
