Okay well the game was basically overhauled for the Steam version (Xbox is still in legacy)
The game is now different, and you will have to start over in this current version.
You can still play the old version of the game by going into the game properties in Steam & switching the game build over to Legacy

You can transfer your characters over to the new version in-game by clicking the Data Transfer button, and you get to keep all the inventory of those characters, but the characters will be level 1

#

Those transferred items will be "Inherited" and won't be the same (you won't be able to craft things with Inherited items)
But you can still equip old equipment, which will likely be OP in the new version lol

The reason it's legal - the HOA owns the freehold to the property, and sets the terms as part of the conditions of purchase as basically obey or we will evict you and sell your house, and keep the money in many cases

Honestly I have no clue as I'm not a US citizen, I just understand it as the laws being as they are means that HOA's are kinda untouchable in the same way businesses are for many things - I could be wrong - but it's something about because you agree to the terms as you purchase the house, tough shit, and these terms carry on in perpetuity
