There's no trick to it besides that only UV Texture Coordinates with no Mapping are supported for exporting

It could be useful to see how the model appears in Blender, what the shader for it looks like in blender's shader editor, and what the mesh UVs look like for that texture

I don't see a problem here
Unapplied Transforms might in some situations mess up UV mapping, but if that's in check all you should need to do is import the mesh and texture into unity, make a material with the texture and assign it to the mesh renderer's material slot
