How about this for some evidence: We've seen the Guest run around, almost as fast as the player, climb like a creature, throw you like 20 feet, drag you away, and carry three kids in a bag. The Neighbor literally only grabbed you, he was slower than you, always, even in SN. He struggles climbing ladders, and he's an old man. Unless he's super fit and has super strength, he's not doing that.
