and it is to protect you from the shadow guy
And once you get into the basement in act 1 the neighbor leaves you their to die instead of his son
Which is when secret neighbor happens
While the neighbor has the protagonist kidnapped
A group of kid start looking for their friend but to keep them from the basement the neighbor uses shadow guy magic or something to dress as their friend
In this theory the kids win
but when they get to the basement a surprise awaits them
shadow guy slowly starts picking them off one by one
and leaves only one to slowly die
who is the one who saves the hello neighbor protagonist from the basement
If you look in the key hole at the start of act 2 then you will see cardboard unlock the door
it is my suspicion that this is the only kid who survived the encounter with shadow guy
well "survived" is an over statement
so the protagonist escapes the neighbor's house and makes it to his home to grow up and get the heck away from there

Ok call me crazy but, what if the reason act 3 isn't a dream, and nothing in HN is, is because Shadow Man isn't just there to represent Nicky's fear, but he's actually just represents Aaron as a ghost, or someone else watching him, and haunting him. Nicky is afraid of it, and he can see it in the real world from what we know, since he covers his eyes, looks shocked and runs away from it. When Nicky goes to sleep, the Ghost creates something using all of Nicky's fear, which is Act 3 and Finale. Ik this sounds dumb, but it's just an idea.

@winged knoll have to agree makes the most sense. Because old town was in the direction of gaap and weather station and hn2 town your in is abandoned and stuff is overgrown and dirt roads. The main part of town is HN1 it’s all still raven brooks just not the same neighborhoods HN1 is friendly court where as hn2 is old town. And just because there’s a very similar act 1 neighbor house doesn’t prove it’s the same neighborhood maybe the parents or grandparents when they moved from the old neighborhood to the new one friendly court the built one identical to the old one that was left in old town that was closer to there job the weather station.
