I'd personally say Games, Books, and AS are 3 separate timelines, with details crossing over between the medias
a leaked Investor's Document (which for legal reasons I can't share) confirms multiple continuities exist
if you remember, Nikita said Mayak would explain everything being canon, and having Mayak cause multiple timelines would work as a way to explain that
the statement was made in 2020, before the AS
so there must've already been two timelines by then
Games and Books being the logical answer as the games don't (or at least didn't, not sure about now) contradict each other at that point but the Books did have contradictions

Lemme try to explain it to you plain and simple since I know a lot more and have been keeping track of what the lore has to offer

Alright so here's the actual lore explanation thingy (as far as we got): Theodore Masters Peterson (the neighbor) lost pretty much almost everything

He got some evil cultists that are the main reason why he lost everything and they enjoy ruining his entire life

By cursing him from bad luck

Which caused him to lose his job at the amusement park by a little girl named Lucy Yi that flew out one of his rides and died

He also lost his wife Diane in a car accident

And he lost his daughter (Mya) by the hands of his son Aaron that pushed her off the roof by accident (from his rage cuz mother died)

After that, he treats Aaron as some bad omen (assumes he's cursed) which is why he is locking him up in the basement

To protect him away from the cultists so he doesn't lose the only family member he has left

Anyways back to the lore, A kid named Nicky Roth attempts to find his friend Aaron in the basement but then gets locked up in Theo's basement because he knew too much. Months later, Nicky's friends attempts to save him but fails until Aaron frees them all and Theo gets arrested for a while. Also Nicky now suffers from PTSD throughout his childhood life until years later as an Adult, he fought back his childhood fears which sorta cured him.

A nosey journalist named Quentin attempts to investigate the mysteries of Raven Brooks and witnessed Aaron being Dragged away by Theo (after escaping prison). Theo knows that he's caught so he moves away and hides in the old abandoned museum where no one like the cultists can find him. Meanwhile Quentin attempts to save Aaron by breaking in a few houses (most of them that we break in are the people that is part of the cult) cuz each one has a key for the museum. After that, Quentin finally found Aaron but Aaron doesn't wanna leave his father alone (after being crushed by a giant crow statue cuz bad luck). So Aaron tries to free his father and Quentin gets knocked out by one of the cultists and the end (for now.. the game's story will expand in future updates)

Forgot to mention, Theo used to have a brother named Franklin that died by the hands of the younger cultists when Theo was little. Franklin died in the mayak (a weather station built by Theo's parents and they went missing/dead years later.) and got lighting struck inside the building.

Also for the Guest (the crow dude) if you are wondering what he is, he's just some ancient creature (as far as we know in hn2) and he is the main bad luck in town. He takes things what he thinks doesn't deserve and is hunting down Peterson to ruin his life even more because antagonist reasons.
