For the theoretical possession mechanic, what about something relatively simple:

Ghost possessing someone means it moves when they do, interacts with the things they do. Possessed player lights a candle; goes out instantly, cameras show it as being extinguished by the ghost.

Being possessed causes your sanity to rapidly drop.

Limitation; ghost can't leave the building - so if you go back to the truck, it gets ejected from you. Lighting incense, touching a crucifix, etc, causes it to also get removed.
