its pretty simple. you just need to get media evidence. 5 photos, 5 videos, and 3 audio recordings. You get them waiting for the ghost to do something. For example if you are watching with a video recorder, and see a ghost throw something. you will get a prompt to record. if you are fast enough, you will get the video added to your journal.

audio can be really annoying. You need to leave the recorder on, then wait for the little lights to go crazy. once you see them going crazy you can hold right click to start recording and follow it to the source. once you are close enough you will automatically stop recording when its done.

if you are about to get a duplicate, you can release to cancel the recording

Fire extinguish and Spirit Box are fairly easy to get. Laughing and Whisper is also pretty common. Ghost Events are worht more but rare
