9700X is plenty fast, especially once you increase the power limit (65 -> 105W). I'd save that money and look secondhand for a GPU - I managed to snag a Red Devil 9070 for $400 on Facebook marketplace a couple weeks ago. Also, wouldn't spend extra on a B850 if B650 is cheaper. If you live near a Microcenter, there are some great AMD bundles to be had.

what about when using UE5 or AutoDesk Maya/Max? Like rendering and simulations will there be a significant difference between the 2 cpus? and does getting the kinda maxed out cpu (9900x) help with future proofing / life span of my PC
