your workloads are more GPU bound than anything, for blender definitely, for unity it does depend on what youre creating

7800x3d stomps in gaming, you are at 4k though so between the 2 it barely matters and i'd still go for the 7800x3d due to the less cooling issues and power draw

and even then, the 7800x3d is still a VERY powerful cpu if it does need a good bit of it

it's a ton of small things which add up to 100-200$ overspent, if you want to upgrade to 1440p i can fit a 6800xt in the build for the same price or go am5, or u can just enjoy saving some money
