that 500mbs, is a shared connection so it makes sense if it is actively being used during the speedtests.

are you running these tests over wifi or ethernet?

wifi, i ran a couple tests of ethernet, they were consistent but slow

try with 1 device at a time to figure out what is slowing you down.

Assuming your download speeds are greater than 450MB/s, we have to distinguish that as our threshold. The inbound data comes from your ISP. That data is sent to your modem. Your modem is verified to take in so much data and is verified to output so much data. Whatever the case may be, it varies. Mine for example outputs 4gbps. It then can be directed to an ethernet cable and whatever cable you have varies based upon the type of category ran. I have CAT6 10gbps. Whatever the cable is running to depends on what the port can handle computer, switch, firewall, et. cetera. If it is ran to a router, you have to figure out how much your router can input to output over Wi-Fi.

In most cases, people are being bottlenecked. Residents are never hitting their threshold. Especially with Wi-Fi. You will never see the same results as via ethernet.

so i ran an ethernet test, my problem there is i can only test ethernet via my work laptop currently and that gave me 255-260 consistently over 6 tests within half hour.
that cable was also cat6.
My ISP are sending out a replacement router currently to see if that makes any difference.
According to them that router can output upto 1GBS without issue and have over 60 devices connected at a time.

You could always try in resetting the router to its factory default. That may work.

done that twice lol, yesterday was great fun resetting everything and then reconnecting everything.
About 3 and half years now, hence why the agent was happy to send a replacement to try.

Boosters will always half your speed, since they have to receive and send again on same connection

Better to use AP instead and route cables to those locations
