I am not exactly sure how it works, but poor housing will not be abandoned even if you provide more high residential demand, so I don't think poor people just upgrade.

Your citizens need an quick and efficient path from point A to Point B. The AI will decide to take the shortest path, rather than the fastest.

Residential -> Commercial & Industrial [Citizens Commuting to Work]
Industrial -> Commercial [Goods Being Transported to Shoppes]
Commercial -> Industrial [Trucks Returning to Factory of Origin]
Industrial & Commercial -> Residential [Citizens Returning to Home of Origin]

Layout Tips:

Your Industrial & Commercial Zones should be close to a Main Road so they have easy access to the entire city.
Your Residential Zones should be close to your Commercial Zones, but further away from your Industrial Zones due to pollution.

Be sure to use a healthy mix of two-way and one-way roads in your Residential Zone to keep traffic orderly.

I think if you play with zoning, the game just tries to fulfill the demands, so if you get more and more education, you have more high residential demand and the game just changes the buildings in the zones to buildings that are most needed, even if the buildings you had still have available demand. I haven't played much yet, maybe 30-40 hours, so I hope I will not get into this abandonment issue that you seem to indicate.

I do something similar, but I don't think grid system for housing is great, I am worried about grid lock so try to avoid it and the commercial is directly on the main road, I try to have roads go off first so to not block the main road directly.
