Just picked up an open sprinkler after not finding anything out there that didn't use cloud.
i'm very new to the whole HA side of things (only been at it a couple of months) but there's some pretty cool presence detection you can do now with mmwave devices
things like the FP1/FP2/EP1
combined with PIR sensors they can give a very accurate reading if someone is in a house, and the new ones like the FP2 (which i'm not sure if they work with HA out the box yet) can even track up to 3-5 people in a room, along with where areas are in the room and run automations based on that, which just blows my mind

Also if money isn’t an issue then rgbw-cct bulbs and smart switches plus accompanying mmWave and pir sensors, temp sensors, etc
Smart switches only get you power or dimming, or color temp with specific analog bulbs
Smart switches + smart rgbw-cct bulbs gives you all the things
Color temp isn't anything I care about. On/off and dimming is good enough.
And if you do zigbee switches + zigbee bulbs you can bind them to each other so they work even if hass is down

I haven't messed with any ZigBee stuff yet. I imagine it's not much different than all the zwave stuff I have used in the past. Aside from being much cheaper. 😂
Zwave is fine there just isn’t a lot of hardware options for bulbs
But I have no preference on zwave vs ZigBee. I am planning on avoiding wifi as much as possible though.
Their switches or dimmers are better and cheaper than the only good zigbee switch option
For zigbee you either choose $50 inovelli blue switches or random Chinese hardware manufacturers lol
I've been running Zooz switches in the past. Overall, they have been great.

Finally got my wife to agree to decora switches, instead of the old fashioned toggle style.
But I went full retard with zigbee hue bulbs
Her stipulation.... Swap them all or none.
So I need hass to be up to make switches control bulbs in the same room

Luckily, I won't be worrying about the bulb issue. Just regular dimmable LEDs. Later down the road, I'll install some LED cove lighting throughout the house, if I want to worry about color temperatures and what not. It's crazy how much a little bit of colored accent lighting can totally change a rooms feel
Plus with zwave you can get s2 which confirms the packet arrives which is pretty necessary for sirens, locks, window / door sensors, etc.
No zigbee equivalent in terms of the protocols
For accent / bias lighting you build your own led strips with wled firmware for espressif microcontrollers

You can buy preflashed Wi-Fi wled rgbw-cct bulbs for specific purposes but I wouldn’t deploy them in an entire house
