most commonly used is one set up in the back of a van which is currently a horror one but has been different themes in the past

or yknow you can take props to a location and setup there which is what they do at cons

the difficulty is with those is that you need people to run it so you need budget to build it in the first place, train people to run it, have people who can drive if theyre taking it somewhere and then you need enough people to play it in a shorter amount of time (cos cons dont last forever sadge) to make it worthwhile

If you're going to use actual paint, I believe mixing it with fabric softener makes it less crusty and more comfortable to wear.
But I do think dye would be a better idea. Or Kool Aid. The powder is used as dye by some people. I dunno if there's a black one though but you could probably mix colors to get black
