I'd save for the 5th business. For the nightclub you need coke, meth, cash, bunker, and either a hangar (preferably) or a ceo crate warehouse, all 5 storage floors, staff/equipment upgrades, and then the 5 staff members.

If you want to maximize profit, equipment upgrade is the one you should get first since that will increase your income by the highest percentage by far, then afterwards the 5th business
