Read a reddit post a while ago, apparently it has to do with the Vault area not loading fully? Not 100% sure, but the fix they posted (which was from 3 years ago) mentioned waiting until the objective updates at the start of the mantrap. And only proceeding after everyone has loaded in properly.

If your target is Art, you can grab all 6 paintings with only 2 players, though.

you need to split evenly with your friend, 2 hacks 4 tray each but if you're fast at hacking you can swap 1 hack with 1 tray depending on the layout, so 3 hack 3 tray for you and it should still work

When anyone is inside the kosatka, it slightly bounces up and down. That's why you'll sometimes park something on top and it'll get destroyed a min after you enter or something like that

If it's not wedged in the railings in the middle, it'll likely fall off. Unless you are in shallow enough water to be resting the bottom on something

Depends on what you like doing. Kosatka lets you do the Cayó Perico heist. The nightclub is a passive business that once set up, it produces goods that require you to do a sell mission. Ideally you want both. Get the Kosatka first, nightclub takes a lot of money to fully set up.

For now, Kosatka. The nightclub, though a top tier business, will require roughly 15 million to get fully set up, this includes purchasing the 5 businesses required, plus the different nightclub upgrades as well.

And you'll need an mc clubhouse as well in order to buy the 3 businesses from it for the nightclub.

Acid Lab is probably the best non-heist business once you get the upgrade. It doesn't cost much in terms of money but it costs a lot in time to unlock it via doing the First Dose missions and doing 10 Dax phone missions. Once it's setup you can turn 120k into 500K with solo friendly sales and a manual once a day production boost.
