Guard keycard is RNG so you have to hope you get a good spawn otherwise guards will find you easily

@nova barn id suggest selling your bunker stock and doing cluckin bell heist until you have enough money for a kosatka or an agency, then buy the one you prefer (i suggest kosatka) and do cayo / dr dre. You should also do first and last dose missions for a free brickade 6x6, ocelot virtue and 1M combined. You can buy the nightclub after getting the kosatka and the agency, because it's the best passive business really, that's the best advice I can give you rlly.

Money should be automatically deposited. Check your maze bank logs if you haven't really made any purchases.

For the car, head to the Los Santos port, in the bottom left hand corner you'll see a "Vinewood car club" here you can claim your car as well as purchase other pre modified cars at a decent discount (Usually 30-40% I find)

AFAIK the panther and diamonds perk of gta+ is only during certain months, not a full time gig, but i do not have + so take that with a grain or two of salt

Oppressor will cost you more if you want rockets on it, you’ll need a night club and a terrorbyte for that. So it’s best to invest money on other properties that will make you money first so you can grind those. I recommend acid lab, kosatka submarine.
