You need the garment factory to put the MCT in the terrobyte, otherwise there is no use for purchasing it if you don’t have that or the mk2. The other places you can get an MCT is the arcade and mansion

There's upgrades but you only really need security which completely prevents raids on your MC business which total to like 3.5 mil.
I'd say Vinewood is objectively the best for it's location but I got the Richman Villa
