A few things:
If you need to ask if its worth it, its probably not for you

Its only ideally good for if you basically already own everything like a maxed out NC W/ all 5 businesses for it as well as the mc businesses, a hangar and bunker

then you'd probably find it helpful for the fast travel, the x3 business booster, the 20 car garage (per mansion), as you can also own all 3 mansions

Mansion security can provide partial coverage to all businesses (and stacks to full coverage with businesses that have security for an upgrade)
And you can fast travel to any owned property of yours as well as service vehicles + the MCT installed, the armory is alright but it feels about the same as the agency
