I can either start it with the walking animation OR start it from the bit where the voice over starts
I am not sure because both is fine but for retention would it be wise to cut the walking up to downing 10 street?

if youre worried about retention...then you should definitely start where the voice over begins. Because since most viewers decide to stay or leave within the first 2-3 seconds, you want to give them the point of the video immediately.

I would definitely at least add some sound of some sort if you don't want to cut it down, maybe some footsteps and door sound? I thought my sound wasn't working right at the beginning, haha.

I like it a lot like that personally, adds a nice "calm before the storm" feeling when you have the contrast of walking into the room, picture on fire and everything is falling apart.
