Haste is absolutely important, but the other stats aren't that bad either. I'd say leech is more worth as long as you have a decent amount of haste/versea on the rest of your gear in case the leech item has other stats

I've had 2 issues in a 20 and 21 TJS yesterday.
I don't understand Haunting Gaze. Why does this sometimes not even do damage and sometimes hit me for like 75% hp? This happens every dungeon, I do not understand it for the life of me.
Also, how do I live the 3rd boss. I use LS + SR, SW, SpB+SR and 4th one is external + cookie + HP pot. During this I sometimes just die, unless I use cookie/ pot in the first 3 sets. In the end, I just used hp pot and cookie during the first sets and was just soulstoned for the 4th.
Do you just use lust/CDs for the middle phase or how do you actually live this on higher keys?
