do you get the same issue if you compile your vmf in gmods default hammer
also snap to grid is off so you could have a very small micro gap and thats causing the leak
turn snap to grid back on and check each brush is snapped the the next brush so theres no micro gap

Dunno what these models are, but they are all outside the closed of area.
this window is causing it transparent brushes next to the void :/
yeah if you put a cordon around the map it don't leak

Your roof is a func detail. also doesnt help

Fix the windows, make the roof a world brush and remove the models outside the closed of area and it should compile
