You were probably thinking that maintenance for major patches would be the same as it is for basically literally every other MMO on the market, where they last anywhere from 0 minutes (GW2) to 12 hours (WoW). FFXIV prides itself on taking the game down for a very long time.

AFAIK no, it only checks for the information when you press "PLAY", I do not think it dynamically pings the server for an update to download.
and I am fairly confident that the game servers do not send out a broad ping in case clients are active to tell them that an update is available

Personal houses are owned by one person who can pick 4 friends to become tenants of the house
FCs are owned by the whole FC, with rank privileges deciding who can do what
in the scenario of the automatic demolish, any person of the FC can reset the timer, while for personal housing only the actual owner of the house can reset it

The time investment is entirely up to you. The fights themselves are roughly six to ten minutes in length (and usually terminate in a hard-enrage party wipe if you don't kill the boss by the end of its sequence). You can put in enough time practicing your class and learning the mechanics to get by and get clears, or you can put in the maximum amount of time you want to try and be a Pink Parser Big Dick McGee.

soft enrages are a thing, where the boss just progressively hits harder and harder until you die. hard enrage is when you get deleted after certain amount of time
