#Is the Abandoned Villa not accessible in Year 1, even during Summer?

There's not even a cursor change on either of the doors. It's Summer of year 1 and Nina is at 2+ Hearts. Do I have to wait until Year 2 to activate her 7 Heart Event or enter the Villa?
