One was too High. The other had a River in the middle and no other access.

Sometimes i check my map to and find rooms in the middle of the void, and i use MM to peek through the walls and see just random chest rooms in the void

I see a lot of chests marked in the map that are not visible, so I guess they generated outside the limits as OmegaMath said
