if there’s any protruding geometry off the wall, use func_detail. If it’s a hole in the wall, fill it with hint

this will minimise visleaves and hopefully compile time in turn

this is just the result of the edges of walls creating visleafs

I made sure everything that has to be a func_detail was made func_detail (you can see that the balconies aren't making visleafs)

my question is how can I stop a brush from creating leafs outside of the building

Before I just used hint+skip and had it z-clipped with the wall, but in this instance, all four sides of the buildings aren't touching anything else

are you sure those faces are planar with eachother?
