Factory key is also used on Customs, that's where the wall jump comes in if you don't have it. To answer your question I would say there is just as much of a chance for someone to unlock that door as there is any other locked door, but I doubt anyone has the real data on that.

if you're able to hold on to the items before reaching lvl 5, I would do so

otherwise just sell it, a full stash = bad

always make sure to have some space for more items

unmodded guns generally sell fine to mechanic for minimal loss

you can strip them for slightly more money and selling some parts to skier

but it's quite a hassle for not that much more money

Just had a very odd experience, Killed 4 pmc ran into the woods far far behind military check point and layed down behind cover after that fight to heal. Started taking damage over and over small damage like 15 per tic on all body parts then died.
No bullets flying by, No sound of any one shooting in the area.
