I think it works a little like this: it takes the 20 or so most valuable pieces of each category and adds their value to the dorm comfort

So if you have 5 furniture pieces that give 5 comfort and 30 that give 1 you get 40 comfort from the furniture category

And if you get some new furniture that gives 5 again you only get +4 since it takes one furniture worth +1 out of the calculation

Not sure if that's exactly how it works but it's something like this
